The spaceTHE CONDO
400 square foot studio located on the second floor in Der Steiermark with a private balcony and views of the mountains. The condo has a new king-sized bed with a Denver Mattress Co Doctor's Choice Plush mattress and queen-size sleeper sofa with a new Classic Brands 5 inch memory foam mattress. Condo includes a 55 inch smart flat screen TV with Xfinity HD cable, fast wifi, a closet, fully equipped kitchen with four-person breakfast bar, full oven, refrigerator, microwave, coffeemaker w/ coffee, tea, creamers, syrups and all cooking equipment you'd need. The bathroom has bathtub/shower and comes with soap, shampoo, conditioner and shower steamers. Unfortunately the fireplace will be unable to use after 4/1 as the building will close the chimney's for the season.
THE BUILDING
The building is called Der Steiermark and is perfectly located between Main Street, Peak 9 Quicksilver chairlift and the Blue River. Across the street is the Village Complex where you will find the lift ticket office, ski/snowboard school, urgent care and the Quicksilver chair lift for Peak 9. Der Steiermark is a small condo building without a front desk. The building has an outdoor shared hot tub in the center of the courtyard of the building. The space comes with one underground parking space that is heated and locked. The building has both stair and elevator access. On the first floor is Mi Casa, the best Mexican restaurant in town with an amazing happy hour and Blue River Sports a full-service ski/board/bike rental shop. There is also free fire wood in the garage and coin-operated laundry in the hallway.
PARKING
Garage entry height is: 7 feet 2 inches.
Parking is included for free. One parking space is available in the garage under the building. We can usually accommodate early or late parking as long as the previous guest or incoming guests isn't occupying the garage. Please inquire if you need early or late parking and we will try to accommodate. 4WD is HIGHLY recommended during the winter months as the drive way to the parking garage is steep. The driveway is heated, but can get icy when it snows. Additional paid overnight parking is available at the Ice Rink lot and the Satellite Lot (accessible via the free local bus). Day/ Skier parking is available at the adjacent F Parking Lot.
SKI SHUTTLE FROM DENVER AIRPORT
I HIGHLY recommend taking the ski shuttle, it's how we get to the condo! Colorado Mountain Express, Peak 1 Express and Summit Express offer excellent options that will pick you up in Denver or at the airport and drop you off at our door for very reasonable prices. If you are flying United Airlines, they have an EXCELLENT bus to Breckenridge option that you get on in the terminal and they grab your bags. It's an excellent experience! By taking the shuttle you don't need a rental car or to pay for parking. The shuttles run the 2.5 hour drive through the mountains regardless of the weather/ highway chain restrictions, offer free bottle water and free wifi. I promise once you are at the condo everything from the chair lift, lift tickets, gear rental, restaurants, bars, groceries, urgent care, Main Street and free bus to the other ski resorts are within 2 blocks. In the summer you likely would likely want a car to explore outside of town, but in the winter trust me, it is absolutely not needed.
NEW COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31
Colorado passed a new traction law all cars (rental or personal) must have four-wheel or all-wheel drive, or snow tires or traction chains and minimum depth for tire tread to be 3/16 of an inch, 24 hours a day between September 1 and May 31 on I-70 up to the mountains. Tickets start at $130 and up to $650 if you block the highway because you did not have the proper equipment.
Because of the new Traction Law, I highly recommend taking the shuttle, as most rental car companies in Denver do not provide any of the equipment to meet this requirement
Guest accessGuests will have full access to the condo and the shared hot tub. There is no front desk. On the first floor is a ski/bike rental store and Mi Casa, one of the best happy hour's in Breckenridge!
Additional notesAll taxes and fees are included in your rate. There is no parking fee or resort fee until most properties in Breckenridge!
The building locks the front door around 10pm (when Mi Casa closes) and guests will need their keys or enter through the garage. Arrivals after 10pm will have to enter through the garage to obtain keys.
Cleaning fee is $115 regardless of length of stay. I proudly pay my housekeepers a fair living wage in the mountains and in return we've received phenomenal service for many years. Please don't ask to cut their pay, they work very hard.
There is no air conditioning in the Colorado mountains, but you rarely need it. Open the windows at night to cool the unit, close the curtains in the day to reduce heat from the sun and turn on the fan.
Free early or late parking is likely, but does depend on prior or next guests. Please inquire if needed.
Unfortunately there is no place to store luggage after checkout.

Neighborhood overviewDer Steiermark is located directly across the street from the base of Peak 9/ the Quicksilver lift and next to Main Street. The building is across the street from the lift, Breckenridge Ski/ Snowboard School, the season pass/lift ticket office, Urgent Care and Maggie Pond. The building is also feet from Main Street where most restaurants and shopping are available. The first floor of the building houses Blue River Sports & Mountain Wave Sports for all of your gear rental needs along with the town favorite Mi Casa Mexican restaurant with their super popular happy hour. Across the street at the Village a recently completed massive courtyard renovation is now host to The Art Festival, Beer Festival, Farmers Market and more! You’re steps from the Recreation Path, which will take you to the Blue River for fly fishing or a picnic, River Walk Center for live music and events, Recreational Center, restaurants and shopping and all the way to Frisco or the Dillion Reservoir if you like!
Getting aroundOnce you are at the condo there’s no reason for a car as the town is completely walkable. You can walk to dining, shopping, grocery and liquor, the gondola and skiing. There are also free town shuttles. The free Summit Stage will take you to Keystone, Copper and A-Basin. Take the Colorado Mountain Express shuttle from Denver International Airport directly to the unit and never need a car!
