House Rules

- Travel Insurance is recommended. We have a strict Airbnb cancellation policy in place. If you are worried about your trip being canceled you should have travel insurance, it's not expensive or check if it's covered with your credit card. This is a high elevation ski mountain environment that can experience heavy snow, road closures and travel delays. Also covid is not covered by Airbnb's cancellation policy.

- Refunds are not given for snow conditions, lack of snow conditions or not having 4WD if needed because of weather. It is your responsibility to rent the appropriate vehicle or take the shuttles that run regardless of snow conditions. If I-70 closes, you can alternatively take highway 285 (less steep and crowded than I-70).

- 4WD/ snow tires and/or chains required in winter. I-70 has a Traction Law with these requirements. -

- No Smoking: of any kind anywhere on the property. 100% smoke free property and you will be charged $500.

- No Pets: Per the HOA pets are not allowed on property you’ll be charged $500 and the property manager can ask you to leave without refund.

- Check-out is at 10am. Check-in is at 4pm.

- Quiet hours are 10pm-6am per HOA regulations. Failure to comply can lead to property manager asking you to leave without refund.

- 4 guests maximum. It's the fire code.

- Housekeeper charges for excessive cleaning and guests who check out late.

-The building does not refund parking reservations once they are made, regardless of the circumstances.

- The building charges $40 a night of parking year round.

This is my home and we ask that it is respectfully cared for during your stay. Any damages, intentional or not, may result in a forfeiture of your deposit.

To help me keep the rates as low as possible at departure, we kindly request if you can:
Load and start the dishwasher.
Take the garbage out (behind the elevator).
Turn off the lights and the heater.
Text the housekeeper that you departed.

The space
SUMMER & FALL CONSTRUCTION 2025

For full disclosure, our property is under construction this summer and fall until Thanksgiving. The construction is happening in phases and we will fully shut down on July 7th, when scaffolding will cover our windows. Any dates we have bookable from now through July 7th are on dates there will not be construction (either weekend or holiday dates). Construction is M-F 8am-5pm. Current construction consists of scaffolding on the other sections of the building, crane on property and plastic tarp in parts of the hallway. Prices have been adjusted.

THE CONDO

The space is a full 400 sq foot studio that comfortably sleeps up to four people. It has high end furnishings and all newer appliances. The king size bed boats a high-quality Denver Mattress Co Doctor's Choice Plush mattress and luxury linens. The new queen pull out sleeper sofa comes equipped with a Classic Brands 5 inch memory foam mattress for comfort. The kitchen is stocked with everything you need and the bathroom has separated areas including a dual vanity so two people can be getting ready while another is using the facilities. There is an indoor/outdoor pool and hot tub complex on the premises as well as a gym, lounge areas and other common spaces for guest use. Paid heated parking is available for $40 a night, but it must be reserved in advance and can not always be accommodated, so please request at the time of booking for the best result. We recommend Shuttle Service or private car (Uber) to get from/to the airport, since you will not need a car in town. On a side note, due to a high frequency of booking and turnovers we can not allow early check in or late check out in order to give our cleaners time to properly prepare the unit to our standards for every guest!

HOT TUB, POOL, FITNESS CENTER

Just completed a new $5 million renovation. The new health club now features an indoor/ outdoor pool with a shallow pool for young children with a slide and water features, four large hot tubs with water falls, gym, steam room, sauna, community room with games, couches, fire place and large tv. Pool and hot tubs hours are daily from 10am to 10pm. Fitness center and game room hours are daily from 6am to 10pm.

MOVIE ROOM & XBOX GAMING ROOM

New addition to the Health Club! Movies for all ages and interests. Seats up to 15 people. First come first serve. Reserve in the room key app.

EARLY CHECK IN/ LATE DEPARTURE

Full Health Club access is available to all guests as early as 8 am on arrival day and up to 5 pm on check out date. We usually can't confirm early check in until the morning of your reservation. We can not offer late check out.

LUGGAGE STORAGE

For guests taking a shuttle ski & luggage lockers are located inside the garage near the health club door. Available daily from 8 am until 5pm via a reservation in the digital app. Items must be removed by 5pm.

THE BUILDING

The Village at Breckenridge is a large complex located between Main Street and the base of Peak 9. It's connected to ski school, the Quicksilver Chairlift and Silverthorne green ski run. The unit is located in the Peak 9 Inn building. Lift ticket sales and ski rentals are also located in the complex.

BUILDING PAID PARKING: NOT INCLUDED

$40 a night year around - Starts at check in time and ends at check out time. Garage entry height is: 7 feet 6 inches.

I can reserve one paid parking spot in the building's garage for $40 a night year-round, based on availability. The garage does routinely hit capacity, especially last minute, on weekends or holidays. The building requires payment at the time of reserving and it's non-refundable. Please note there is no free overnight parking in the Town of Breckenridge as the town has eliminated overnight parking between 2am-6am on all streets and lots.

If needed, it's paid separately through Airbnb. I’ll send an Airbnb Payment request which forwards to the building. Booking doesn't reserve a parking space. I will not make a parking reservation until you confirm that you want a parking reservation as it's non refundable.

ALTERNATIVE PARKING OPTIONS

You can park free for 30 minutes to unload/load at the entrance of the building by putting your license plate number in the parking machine. Then move to the only overnight lot in town:

1. Ice Rink Parking Lot (189 Boreas Pass Rd): 4 blocks away. You can walk through the Village Plaza to cut the walk in half. Cost: $20 weekdays/$35 weekends.

The town has closed the Airport Parking Lot to build a new neighborhood. They have not told us if they will replace it yet.

The Town of Breckenridge has eliminated overnight parking between 2am-6am in the streets and all other lots.

SHUTTLE

During winter, most guest opt to take a shuttle service from Denver Airport. Shuttles are incredibly reliable with hourly departures regardless of weather. You’ll also travel in comfort with wifi and avoid the hassle of chain restrictions and winter conditions. Once you arrive, everything is within 2 block and you won’t need a car. The top shuttles are: Epic Mountain Express (20% off with Epic Pass), Summit Express, Peak 1 Express & Fresh Tracks

NEW COLORADO I-70 HIGHWAY TRACTION LAW IN EFFECT SEPT 1 - May 31

Colorado passed a new traction law all cars (rental or personal) must have four-wheel or all-wheel drive, or snow tires or traction chains and minimum depth for tire tread to be 3/16 of an inch, 24 hours a day between September 1 and May 31 on I-70 up to the mountains. Tickets start at $130 and up to $650 if you block the highway because you did not have the proper equipment.

Because of the new Traction Law, I highly recommend taking the shuttle, as most rental car companies in Denver do not provide any of the equipment to meet this requirement.
Guest access
Guests will have full access to the condo, health club and the building. Guest can check their skis for free at Christy Sports Ski located outside of the building on the plaza on the first floor of the Shavano building. Guests do NOT have access to the front desk. The front desk is Vail Resorts and not affiliated with the building, Home Owners Association or Airbnb. They also will not hold bags or accept deliveries. However we do offer free luggage lockers that will hold luggage and skis for up to a group of 4.
Additional notes
The front desk and valet is not available to guests for anything, this is a service only for Vail Resort guests. The front desk and HOA can't help with parking or keys, you have to contact me.

There is no air conditioning in summer, but you rarely need it. No balcony. No fireplace.

Since the windows are used to cool the unit and it's in the mountains, at times surface areas can be slightly dusty. I promise we dust at every cleaning, but it's the mountains and the windows are open.

My manager Kent will be available via phone or text at all times to answer any questions or concerns that may arise during your stay! The guide book and check in letter are very detailed and should answer all questions, but please send a message if you need any help!
Neighborhood overview
The Village is located in the heart of Breckenridge. You are walking distance to anything in town as well as just steps to the Quicksilver lift at the base of peak 9. All Restaurants and shops are easily accessible on foot!
Getting around
You can literally walk to everything. However town offers free buses that run until at least 12pm. Uber is also available. Driving is easy as well however all of town is payed parking so we recommend walking .
